What services does your company provide?

Philadelphia Zoning provides permit expediting and project management services for zoning and permitting projects. We offer different ranges of services for clients with different needs and project sizes.  For larger projects, we source and negotiate quotes from design professionals and attorneys, manage the project, and manage subcontractors.  We also provide zoning and permitting consulting services for project feasibility reports, timeline and budget preparation, and permitting best-practices.

Are you the City of Philadelphia?

No, we are not a City of Philadelphia municipal organization.  We are a private company.

How do I figure out what the zoning of my property is?

You can find out the zoning of the property in question by searching the City Atlas. You can also request a City Certification for $100 which will tell you exactly how the city classifies your property’s zoning and what its legal recorded use is.  If you still need help understanding the zoning, we offer digital zoning training services to teach you how to assess your property’s zoning. We also offer consulting services to assess the zoning for you.

How much do your services cost and how do you charge?

aOur pricing structure varies depending on the project scope and size.  For one-off permitting projects, we charge a flat project fee with tiered upcharges depending on what arises throughout the course of a project. For clients with multiple projects, we charge a monthly retainer fee. Please reach out to us directly for a project estimate.

How long does a project take?

aA use registration permit and rental license take about a week to secure.  A zoning variance project takes an average of five months to complete. Permitting projects for alterations, new developments, and fit-outs take 3+ months. The factors that contribute to a faster or slower process include: If the project is a new development or alteration, if the design professional is experienced at creating plans for a Philadelphia submission, if you accelerate your applications, how many prerequisite approvals are required, the expertise of the plans examiner assigned to your case, the turnaround time of requested information from the involved parties on the project, busyness of city departments, if you still need a GC to come on board, etc. Upon providing an estimate for your project, we will create a specific estimated timeline as well.

Do you apply for trades permits such as electrical and plumbing?

We do not apply for trades permits such as electrical and plumbing. We have determined that it is much more feasible for our client’s and the project if the subcontractor; electrician/plumber/etc. applies for those permits directly. However, we can work with you and your subcontractor(s) to ensure application packages are properly assembled for a smooth submission process. We mainly focus on all types of Zoning/Use Permits and Building permits for renovations, fit-outs, new construction, and new businesses.
